December 07, 2006 Board Meeting Minutes

The December Board Meeting of the Shenandoah Valley at Battlecreek Homeowners Association was held on 12-07-06 at the home of Bill Richards.  It was called to order at 6:30 P.M. by President, Wes Herzberg and attended by Wes, Tom Emmert, Julie Harris, Bill Richards, Kathie Wade and member at large, Dee Farlow – Event Coordinator.  Mike Wooten and Ken Brenkman – Newsletter were unable to attend.

 Tom Emmert read the October 26 minutes.  Kathie made a motion that they be accepted, Julie seconded and all approved.  Bill Richards gave an updated financial report to include a tax bill review.  Annual dues for 2006 are all paid except one which has been billed.

  Six names were given to Joyce for the Welcome Packets.

 The Newsletter has been sent.  Recognition was given to Ken Brinkman for his good work.

 Kathie Wade attended the Homeowners Association annual education meeting provided by the City Of Broken Arrow on 11-04-06 and reported the following highlights:

      Legal Issues - Recommendation that HOA’s incorporate
                          - Recommendation that HOA’s obtain E and O insurance for board                                                        members.
                          - Recommendation that HOA’s strictly enforce covenants as they                              generally have 10 years to address covenant issues.
                          - Information and discussion of the option of HOA’s utilizing Fee                                                           Based Management  Companies.                                                            

                           

The Golf Course Management Company, Greenway, has requested to attend the annual meeting.  Use of their banquet room will be pursued for the meeting which is scheduled for February 06, 2007.

 Growth retardant was injected by Wright Tree Service on the two Oak trees at the 145th Street entrance.  They are certified arborist.

 Neighborhood Directory – Julie and Ken are developing helpful numbers for the back of the directory.  Dee is working on recruiting block captains.

 Dee reported that the first edition of the Valley Eventure will be out in January 07.

 The Website was discussed with appreciation for Don Guy’s efforts.  It was recommended that it be for general use and not to include commercial advertising.  It was also recommended to not include a bulletin board.

 There was recognition of the efforts to enforce compliance with covenant rules regarding builder and real estate signs, and that there has been compliance which is greatly appreciated.

 Christmas lights are placed at the 145th Street entrance.

 Kathie Wade coordinated curb repair to the front entrance island for a cost of $50.00.

 The next meeting will be held on 01-10-07 at 6:00 P.M. at the home of Kathie Wade, unless otherwise scheduled.  The meeting was adjourned.
