Shenandoah Valley at Battlecreek Homeowners Association May 22, 2007 Board Meeting Minutes
A meeting of the Shenandoah Valley at Battlecreek Homeowners Association was held on 05-22-07 at the home of Mike Wooten. It was called to order at 6:55 P.M. by President, Wes Herzberg and attended by Nick Cory, Wes Herzberg, Tom Emmert, Dee Farlow, Julie Harris, Bill Richards and Mike Wooten. Tom Emmert read the 02-22-07 Board Meeting minutes. Julie moved that they be accepted as read, Bill seconded and all approved. Three homeowners Mary Ann, Joyce, and Crystal presented concerns for speeding on Sandusky. Discussion followed to include comments by Julie Harris regarding her conversations with city officials that speed bumps could only be requested by homeowners on the street of concern and that after speed bumps were installed the city had more complaints about the bumps than occurred before. There was a recommendation that a speed clock be placed on Sandusky to raise driver’s awareness of their speed. Julie would also look into 3-way stop signs. There was also a discussion of the use of kids at play signs. Bill Richards gave the treasurer’s report including a Dues Status Report that there were 9 outstanding dues and that the management company was sending notification letters to those homeowners. Mike Wooten gave the Landscape report that flowers had been planted, and that Tri- Rivers had been given a 12 month contract to provide mowing and maintenance. Ed Benson has evaluated lights at the 145th Street entrance and reported that wiring is in conduit and needed light replacements have been ordered. Overall integrity of the system was reported as good. Fishing lines were in the pumps and motors causing costly damage to the pond fountains as there continues to be violations of the no fishing signs. Julie Harris gave the Architectural/Covenants report and informed that she has obtained aerial maps of the course/area to assist in discussions as needed. Dee Farlow gave the Social Events report to include the 4th of July Parade and requested volunteers and the use of a banner. Bill made a motion that $100.00 be provided for that purchase, Nick seconded and all approved. Dee also reported that she has been in touch with Reflection Ridge regarding consideration for a June Golf Tournament. Old business was reviewed with the report that a trailer had been moved as requested. There are also continued concerns for weed maintenance at the drainage ditch between 1505 and 1509 West Rockport. Wes reported on the association’s liability insurance quoting rate options as provided by the management company. Insurance was changed effective June 01, 2007 to State Farm resulting in about $175 savings per month nearly offsetting the management fee. Dee made a motion to change the provider company, Nick seconded and all approved. A motion was made that the meeting be adjourned. Wes will set the next meeting time and notify the board.
